With the real estate market on the upswing in many areas, competition for clients is sure to intensify in the coming months.

One of the best ways to draw attention to yourself and your listings is by having an engaging and professional social media presence.
You can show off your credibility and your personality easily and effectively by using the social media platforms that your sphere of influence is already spending their time on. (Think: most of them are packing Facebook around on their cell phone!)
Focus On One Network At A Time
If you’re new to social media marketing, you may want to start with Facebook. It’s not only easy to set up a page for your business, but the majority of your business associates and clients probably use Facebook as well, which will make it easier to begin building your online social network.
Once you’ve set up an account, you will need to add some basic information to your page, along with a professional photo and your complete contact information. You should include a brief summary of your industry experience and areas of expertise, but you may also want to add a few personal details (i.e. I’m a huge baseball fan; or I love a good mystery novel, etc.).
This is an excellent way for you to let new prospects and client referrals get to know you even before you spend any time with them. Use your Facebook business page to let people in on your real estate prowess as well as your likable personality!
Add Photos And Videos To Show Off Your Personality
Next, it’s time for photos, and lots of them! You’ll want to upload the best photos of your current listings, with the relevant details regarding each property in the caption area. You may also want to upload a few of your SOLD listings, as well. Don’t be shy about showcasing your recent successes. That’s what this process is all about.

Now For The Fun Part — Network And Promote!
Once you’re pleased with your page, it’s time to do some networking. You’ll want to connect with all of your business associates–appraisers, inspectors, mortgage brokers, attorneys, painters, plumbers–along with family, friends, and even friends-of-friends. (Bonus tip! Offer to promote them to your network and they’ll likely reciprocate and do it for you to theirs!)
Once you have a network in place, no matter how small, you’ll need to interact on a regular basis. Leaving a positive comment for an appraiser who came through for you on short notice, for example, not only builds goodwill, but it’s great publicity for both of you. And you will of course want to keep your page up-to-date with your newest listings and any upcoming open houses or other events.
Although social media marketing can be a little daunting for a beginner, it’s definitely worth it.
